Apr 2020

Old Police Station, Half Acre (P/2017/3371) and Watermans and Max Factor "Albany Riverside" (P/2017/3372).
Two planning applications from London Green were approved in 2018 for193 flats on the Watermans/Max Factor site and the replacement of Watermans (of similar size to existing) plus 105 flats at the Police Station. Further details of the proposals can be found here. The proposal for the Watermans site was called in by the Secretary of State in April 2018 As Hounslow approved it and Historic England objected because of visual impact from its height and massing from Kew Gardens. The inquiry will be held at Brentford Free Church in April 2020.

Mar 2020

Rear of Kew Bridge Station - NEW APPLICATION, DECISION PENDING
Application P/2017/1203 for 30 flats of which 15 will be at "affordable rent" were approved at Planning Committee in December 2018. The development will include 4 studios, 21 x 1 bed, and 5 x 2 bed. The site is cleared.

A revised application P/2020/0757 was submitted in March for a similar size (six storeys) but with 14 x 1 bed and 16 x 2 bed flats instead.

7-77 Field Lane P/2019/4659
A planning application (P/2019/4659) from LB Hounslow to erect a fourth floor to two blocks to create 10 flats will be considered at Planning Committee on 5th March 2020.

Morrisons supermarket site, L&Q - DECISION PENDING
L&Q submitted their revised application for non-material amendment to number of dwellings (reduced from 221 to 215), dwelling mix, design etc. in August P/2019/2892. Expected to be recommended for approval andto go to Planning Committee soon after amended drawings submitted in February.

Feb 2020

Tesco and Homebase Sites
Proposals for the development of both sites are being prepared by the developers, St. Edward Homes. A first public exhibition was held in October 2019 and the latest proposals were unveiled during the last week of February. The total number of homes now proposed is about 80 less than in the first scheme while the tallest buildings are one storey higher.
Further amendments will be made to the schemes with a view to submitting simultaneous planning applications in Spring/Summer 2020 (a full application for the Homebase site and an outline application for the Tesco site).

Tesco Superstore 01106/B/SCOPE1 (TW7 5NZ)
The latest proposals include buildings ranging from 5 storeys on the Syon Lane frontage to 17 storeys on the eastern edge of the site; 1,600 new homes (35% affordable); 3,250 m2 of commercial and community uses; and 400 car parking spaces.

Homebase 00505/H/SCOPE1 (TW7 5QE)
The latest proposals include buildings up to 17 storeys high; 470 new homes (35% affordable); about 8,500 m2 of commercial space including a Tesco Extra store with the same sales space as the current store; and 500 car spaces of which 400 will be for the Tesco store.

Brentwater Business Park, The Ham (P/2018/0922)
Goddards submitted this application in March 2018 for a three storey self-storage unit which was approved in July 2018 subject to uncompleted discussions with the Environment Agency. This application was approved on 28 February 2020 following formal approval by the Environment Agency.

Citroen (L&Q) site, Capital Interchange Way (P/2017/4692).
L&Q submitted a planning application in November 2017 for 425 flats and 5 houses in five blocks of 12-18 storeys. This application was refused in January 2018 and it was then called in by the Mayor of London, and then by the Secretary of State. An appeal was lodged 24/04/2019. A public local inquiry was held in January/February 2020 and in due course a decision will be issued by the Secretary of State.

Mercury House, Glenhurst Road (P/2019/4366)
LBH planning application to add another floor to provide 6 additional flats was approved at Planning Committee on 6 February 2020.

 

Brickfield Close P/2019/4777
Planning application by LBH has been submitted by LB Hounslow to add another floor to create 8 flats.

land adjacent to 3 Station Parade, Boston Manor Road TW8 8DZ P/2019/3391 - DECISION PENDING
Planning application received 27 September 2019 for construction of 9 flats and 2 retail units over 5 floors. Plans were updated in February.

Jan 2020

Ballymore - Brent Works, Catherine Wheel Road (P/2020/0273) - DECISION PENDING
Planning permission P/2019/3844 was refused in January 2020 for the change of use of Brent Works for the temporary use as a sales and marketing suite and restaurant with ancillary storage space, access, parking and associated landscaping including external alterations to the existing building . Reasons for refusal included the lack of a flood risk assessment and insufficient information on car parking.

On 21 January 2020 a revised planning application (P/2020/0273) was submitted and consideration of this proposal is now in progress.

O’Riordans Tavern, 3 High Street, TW8 0DX - REFUSED
A planning application (P/2019/2873) was submitted on 7th August 2019 for the demolition of the existing public house and construction of a three storey building with lower ground floor to create four new dwellings and a community use space. The application was refused on 20 January 2020. The grounds for refusal included inadequate assessment of flood risk, lack of details on the proposed community use space, and the impact of the design on the street scene.

Acton Lodge, 84 London Road, TW8 8JJ - IN CONSTRUCTION
Planning permission for 19 local authority houses (between 2-4 storeys) was granted in December 2018. This scheme is a joint venture between Lampton 360 and EcoWorld London.

Royal Mail Delivery Office, 50 London Road, TW8 8AP - PRE-APPLICATION
Royal Mail's lease on this property will end in June 2021. At the Holiday Inn on 14 January the developers, Viewranks Ltd., presented their current proposals for the site. These include 69 flats, with a target of 40% affordable units, arranged in three blocks up to 6 storeys plus ground floor. Flexible workspace units would be provided at ground floor level. A planning application will be made in due course.

Syon Park Link Road (P/2019/4442) - DECISION PENDING
Creation of a link road between Syon Park and London Road

Roman House (Goddards), High Street - PRE-APPLICATION
A pre-application consultation for the redevelopment of Goddards’ High Street site was launched on 23rd January 2018. This proposal would comprise 28 flats above and retail on the ground floor. A separate change of use request (P/2019/4481) was granted in Dec 2019 to turn the existing first floor into two flats.

November 2019

B&Q site “ The Fourth Mile” - DECISION PENDING
Larch Drive, Gunnersbury Avenue (Turnham Green ward).
Planning application submitted P/2019/3954 for up to 16 storeys containing 258 flats, a four star hotel with 219 rooms, community space and office/retail including a large “Technology Showcase” for the automotive industry).

October 2019

Brentside Executive Centre Unit 3, Great West Road, TW8 0DR - DECISION PENDING
Planning application (P/2019/3754) submitted 17 October 2019 for change of use from office use to a private hospital. The proposal incudes operating theatres for endoscopy, plastic surgery, orthopaedic surgery and other general surgeries; MRI scanner and CT scanner.

Boston Manor Park P/2019/3526 - DECISION PENDING
Restoration and regeneration of the park, with landscaping, changes to buildings and an art market

Boston Manor House P/2019/2939 - GRANTED
Application was granted in October 2019 for erection of new gas meter enclosure; installation of cavity drainage and new wall linings to restricted areas; updated decorative scheme; alterations to existing and proposed windows and doors; installation of new chimney caps

Bolder Academy, former Grasshoppers Rugby Club, Osterley - REVISED APPLICATION PENDING
A planning application (P/2017/1417) was approved in August 2017 for a new secondary school to be built on the former Grasshoppers site. S106 agreed Jul 2019 so construction should start soon with an expected completion date of Summer 2021. However a revised but broadly similar planning application (P/2019/3417) has been submitted in October.

Parkview, Great West Road, TW8 9AZ. (PA/2017/0628) - REFUSED
Prior Approval was refused by Hounslow in 2017 for the conversion of the offices to 171 flats  but this decision was overturned on appeal. Prior approval application for 288 flats approved 27 February 2019. Prior approval for 319 flats refused 23 August 2019. In September 2019 the applicants submitted a revised application for 292 flats (PAC/2019/3349) which was refused 18 October 2019.

Alfa Laval/Brentford Nylons Tower, Great West Road.
In June 2019 Hyundai announced its decision not to build its flagship showroom on this site and to sell the property. Revised proposals will no doubt be made in due course. Application submitted in August for Prior Approval to convert building to 190 flats and was refused on 10th October 2019.

September 2019

Alfa Laval Site C, south west corner of Ealing Road and Great West Road (P/2017/1635) has been put up for sale after successful completion of legal agreements.
In 2017 planning permission was granted for a 6,563 sq. m office building of 13 storeys, subject to Stage II referral to the GLA and amendments.

Chiswick Curve, Chiswick Roundabout (P/2015/5555) (Turnham Green ward).
The planning application for a 32-storey tower block was rejected by the Planning Committee in February 2017. The applicant lodged an appeal against this decision and the appeal was heard in June/July 2018. The inspector recommended approval but in July 2019 the Secretary of State disagreed and the appeal was dismissed.
Starbones, the company behind the development is taking action in the High Court.

1-4 Capital Interchange Way (P/2018/4117).
On 5 September 2019 the Hounslow Planning Committee resolved to approve this application (P/2018/4117) subject to referral to the Mayor of London, to conditions, and the prior completion of a satisfactory S106 agreement or unilateral undertaking. The proposal is for 420 homes, with commercial and retail floorspace, arranged in three towers of between 8 and 16 storeys. Decision notice awaited.S

August 2019

Boston Manor House.
A planning application (P/2017/4712) was approved in 2018 for the restoration and repair of Boston Manor House with the inclusion of a lift, reinforcement of the stairway and transformation of the existing flats in the service wing to charity and small business space with the addition of a cafe and shop.

Ballymore site, land south of the High Street (P/2012/2735). - IN CONSTRUCTION
A detailed permission for Blocks B, C and K and an outline permission for the remainder of the site was approved in April 2015. A Compulsory Purchase Order was approved in March 2018.The development will comprise a mix of 867 residential units, commercial, retail and parking. The car park in Dock Road (Block G) was granted planning permission on 1st August 2019. See outline timetable. A separate planning application will be needed for St Lawrence's Church which will include change of use for the church and the building of a block of 18 flats in the SE corner of the cemetery. Orion Heritage have found some Roman archaeology behind the County Parade.

Mercedes Benz House, Great West Road P/2019/0197 - IN CONSTRUCTION
Permission granted to replace existing workshop and extend dealership.

July 2019

Brentford Library, Boston Manor Road, TW8 8DW (P/2019/2089)
Full plans were approved on 30 July to refurbish Brentford Library and install two adult education classrooms.

Jan 2019

1 Commerce Road, TW8 8LE (P/2018/2011)
Redevelopment with retention and restoration of Art Deco facade to provide 76 flats and 138 sq. m. of flexible business floorspace. Approved 10 January 2019 with legal agreement.

Brentford Community Stadium, Lionel Road South, TW8 9QR - IN CONSTRUCTION
The construction of the the new stadium for Brentford FC is nearing completion. Outline permission for 910 residential flats was approved in December 2015 (P/2013/1811). A further application (P/2017/3891) was approved in December 2017 giving 740 flats full planning permission.

The capacity of the Stadium will be 17,250 and Brentford FC will play their matches there from the beginning of the 2020/21 seasson. At the same time London Irish will move from Reading to their new home rugby ground at the Stadium.

Duffy Site, Lionel Road South (P/2019/0285) - DECISION PENDING
Pre-application proposals for the Duffy site were exhibited in December 2018. A planning application (P/2019/0285) was submitted in January 2019 and is still in progress. The 275 flats proposed for the Duffy site would give a total of 1,015 flats, 105 more than in the original outline permission for the site as a whole. Development on the Duffy site is planned to commence in late 2021.

2018

Griffin Park, Braemar Road, TW8 0NT
In December 2018 the reserved matters application was approved for Brentford Football Club’s ground. This development is for 75 houses, 102 parking spaces and public open space. Development cannot begin until the club’s move to Brentford Community Stadium sometime after the end of the 2019-20 season.

Brentford Towers - APPROVED
Proposed refurbishment will be carried out but the towers will not be reclad. There will be urgent improvement works, including concrete treatments, window and fire door replacements, and extensive grounds improvements. Community areas are to be converted to flats (multiple applications submitted). Plans for a boxing gym and dance studio have been shelved.

2017

LB Hounslow, Block D, western corner of High Street & Catherine Wheel Road, TW8 8AE. This site is to be developed by LB Hounslow, having been transferred to them by Ballymore. A planning application for 96 affordable housing flats and ground floor retail (P/2017/3946) is in progress.

Alfa Laval Site C, south west corner of Ealing Road and Great West Road (P/2017/1635) - APPROVED BUT UNDEVELOPED
In 2017 planning permission was granted for a 6,563 sq. m office building of 13 storeys, subject to Stage II referral to the GLA and amendments.

New Horizons Court, (former Sky offices), Harlequin Avenue, TW8 9ET. - IN CONSTRUCTION
Prior Approval was granted for conversion from office use to residential (144 flats) for blocks 1 and 4. (PA/2017/4311 and PA/2017/4310). The flats are currently being marketed and work is being carried out.

Great West Plaza, 1-2 Riverbank Way, TW8 9RE
Early plans were for 497 flats, a 120 room hotel and a 55,000 sq. ft. office building. In January 2017 the site was bought by Quinata for over £300m.

2016

Watermans Park, TW8 0DS (P/2015/4055)
The creation of 26 permanent moorings with car park and landscaping was approved in May 2016.

Layton Road
Currently used as a car park, this site is identified in the Draft Great West Corridor Plan. The Plan proposes that the site should be used for a 2FE school.

Adini comprising a new block of flats at the back of the site facing Northumberland Avenue and a substantial redevelopment of the Locally Listed Adini Office on the Great West Road into a glass and concrete modern building - planning refusal overturned on appeal and site put up for sale in January 2020 for offers around £6 million.

Car Park at Osterley Underground Station, Great West Road, Isleworth, TW7 4PU Planning application (P/2019/3551) submitted 2 October 2019. Redevelopment of station car park to re-provide commuter car parking with two residential buildings above, comprising 68 self contained units. Decision pending.

Junction of Power Road and 250 Gunnersbury Avenue, (Turnham Green ward)
A planning application has been submitted to demolish the existing building at 250 Gunnersbury Avenue and redevelop the site to provide a mixed use part 11, part 12 and part 13 storey building comprising flexible workspace and co-living accommodation. A total of 226 “co-living” units are proposed.

Wyevale Garden Centre, Syon Park
Wyevale have closed their garden centre at Syon Park.

Syon Park applied for development on Park Road allotments (P/2016/0717) with alternative allotments in Syon Park (P/2016/0716). The appeal was refused in Nov 2018 but the future of the allotments is unclear with their lease currently expiring in September 2020.

Great West Corridor Local Plan Review

A public consultation on the draft Local Plan Reviews (Great West Corridor, West of Borough and Site Allocation) and supporting documents will run ran from 30 July until midnight on 24 September 2019. Arrangements for the consultation can be viewed here. A local plan inquiry will take place at some point during 2020.

The area covered by the GWC Local Plan is a relatively narrow band on both sides of the Great West Road (GWR) that runs from Power Road in the east, to Gillette Corner in the west. Brentford Town Centre and large areas of Brentford to the north and south of the GWR are not included in the plan area
