Average price tumbles as developers start to sell cheaper units

After reaching an all-time high during the Summer, the average price of a home sold in the TW8 post code area took a tumble during the Autumn.
This appears to have more to do with technical factors than a loss of confidence in the local market. Developers, particularly in the Kew Bridge area, had been successful in selling higher priced units during the Summer but in recent months have been concentrating on offloading the less attractive flats in their developments.
After hitting an all-time high in the previous three months, the average price of a home in the TW8 post code area from July to September fell by 20.6% to £342,894. Nearly half the sales during the period were in the Kew Bridge area.
Jon Pishiri, RICS London residential spokesperson commented, “Increasing demand and continuing low supply are major determinants in London prices being pushed up. The Help to Buy initiative coupled with rising rental values are further encouraging people to purchase a house as opposed to renting. There is an obvious need to increase supply to the market in order to address this problem.”
The October data from Land Registry's House Price Index shows that London remains the best performing property market in England and Wales. The average price of a home in the capital rose by 8.7% over the year to £390,720 although it was slightly down on the previous month.
For the country as a whole prices rose by 3.1% which takes the average property value in England and Wales to £165,515. Repossession volumes decreased by 29 per cent in August 2013 to 1,200 compared to 1,682 in August 2012.
The most up-to-date figures available show that during August 2013 the number of completed house sales in England & Wales increased by 15 per cent to 74,767 compared with 65,014 in August 2012
The number of properties sold in England and Wales for over £1 million in August 2013 increased by 27 per cent to 1,104 from 871 in August 2012
