Low volume makes market direction unclear
The latest data released by the Land Registry continues to show that turnover in the local property market remains minimal. Just 16 properties have been reported as sold so far in April and 18 in March. The average price for March was exceptionally high at £401,100 and appears to have fallen sharply in April to £268,950 but with so few properties changing hands it is difficult to reach a general conclusion about the market. In the first quarter of this year as a whole the average private home in the TW8 area cost £328,093. This is up 5.6% on the last quarter and 15.7% on the previous year and was an all-time high. Prices in London as a whole were up by 10.5% to end March with the average property costing £357,675. London is still seeing the highest levels of increase in the country. House prices in England and Wales dropped by 0.4 per cent in March compared to February, taking the average price to £184,798. It is the second consecutive monthly fall for England and Wales since August 2005. Over the year prices were up by 3.6% The numbers quoted are based on Land Registry data.
