Printmakers Yard is emerging from the former Heidelberg site

With many developments across the Brentford area stalled, construction work on the Heidelberg site appears to be proceeding at pace.
The developer has already started marketing the commercial space at Printmakers Yard which includes the ground floor units that will be facing the river in the newly opened section of the Thames Path.
There are high hopes for this part of the scheme which many see as having the potential to create a new riverside quarter which will increase footfall across the Brentford area attracting visitors from Chiswick and Kew.
There are eight units being offered for sale or rent with a total square footage of 17,483. These units fall under Class E usage, providing flexibility for various business types, including retail, restaurants, cafés, and medical services. Unit sizes range from approximately 605 sq ft to 3,889 sq ft, with the first units two expected to be available from December 2025 although the remainder will only open in June 2027.
The units can be purchased from prices ranging from £220,000 to £1,265,000 or rented annually from £19,500 to £116,650.
By this time there should also be 333 new flats close to delivery across four blocks ranging from three to eleven storeys with 100 units designated as affordable housing. The unit types range from studios to 1, 2, and 3-bedroom apartments, as well as 4-bedroom triplexes. There will be landscaped courtyards and shared roof gardens.
Progress is also being made on the adjacent Albany Riverside development with Hounslow Council close to signing an agreement with a new affordable housing partner for the linked Brentford Police Station development. However, even on the current most optimistic timetable, this scheme and the associated opening up of this section of the Thames Path will come several years after Printmakers Yard is launched.
