The project team managing the demolition of Charlton House, Albany House and Osier Court has sent a letter to residents in an attempt to provide reassurance about a number of concerns being raised.

With both tenants and businesses now relocated, the site is being prepared for clearance and the letter states that public safety is the top priority.

The management of the removal of asbestos from within the buildings is addressed with pledges given that this will be done in a way that presents no risk to people living in the area. Specialist contractors are carrying out the removal, in line with national safety laws. In the shops on Albany Parade, asbestos is located around heating pipe lagging. Each unit is sealed with airlocks before removal begins.

In the flats, the original bitumen floor tiles contain low levels of asbestos. These are being removed by licensed professionals. The project team says that decontamination units and air monitoring systems are in place on site at all times and that an independent laboratory will confirm each area is safe and clear before demolition begins. All asbestos removal will be completed by the end of July.

Footpaths adjacent to the site on Wilkes Road and Albany Road will be closed during demolition for safety. Pedestrian access across High Street and Ealing Road will remain open but the bus stop on Ealing Road (opposite MacDonalds) will be temporary relocated.

A secure hoarding is being installed around the site to ensure the area remains protected at all times. The site will be locked and checked each evening by the management team. Overnight and weekend security patrols (including dog handlers) will monitor the site.

Noise, dust and air pollution will be monitored throughout and measures will be in place to reduce their impact including fire hoses and ancillary dust suppression units such as dust cannons misters, which mitigate nuisance dust.

The first demolition will be of Albany House which is expected to be complete by the end of July. Then in July and August two blocks of Charlton House and Osiers Court will be knocked down as well as the garage block with the third block of Charlton House being removed by October.
