A virtual meeting of the Hounslow Council planning committee looks set to approve revised plans for the redevelopment of the Morrisons site on Brentford High Street.

Officers have recommended accepting of amendments requested by L&Q to Essential Living’s original application which will be considered by the meeting on Thursday, 4 June. There will be no change to the overall scale of the development.

Essential Living's original application, which was approved (P/2016/5573), was for 221 private rented sector units, a supermarket and other retail use with 90 parking spaces.

L&Q bought the site last March for a little over £28 million.

Their new proposal will see a switch from the original build to rent proposal to flats which will be sold. The total number has been reduced to 215. There will be a significant increase in the number of affordable or ‘intermediate’ units with the ratio increasing from 25% to 66%. There will no longer be any studio flats in the development and the number of three bedroom flats has been increased to 28.

The internal shared amenity space such as residents' lounges have been removed.

The two separate retail units in the original plan will be re-arranged into a single space which is slightly larger than Morrisons current total floor space.

Parking spaces on the 2nd floor are reduced from 90 to 78 with 6 residential disabled spaces.

The expectation had been to start demolishing the site in 2020 with construction to finish towards the end of 2023. It is not known how this original timetable will have been affect by the lockdown. L&Q are working with Hounslow Council to look at the possibility of setting up a temporary supermarket or providing shuttle buses.
